Before
After
Here's what we did . . .

The armoire  from the bedroom
was moved to this room.  It
houses not only the TV but
also some of the children's
toys - quick place to store
them when an agent calls with
10 minute notice.

A new furniture arrangement,
and minus the sofa cover,
makes a world of difference.

A table behind this sofa would
add a lot - as a design element
but also as a real estate
staging area - (business cards,
flyers, etc.) - and that was
included in our
recommendations.

Wall art changed to better-fit
decor.

Many accessories were
removed because they either
didn't quite fit in the decor
and/or could be seen as
'clutter".  We suggested they
get packed away now for use in
the new home.

It's important to coordinate
rooms that can be viewed
together.  The living room is
"traditional", while the kitchen
eating area is "country".  We
made recommendations,
including window treatments in
the eating areas - that would
help "marry" these spaces.

Repositioned bed now that one
armoire was moved to the
living room.   The homeowner
had new pillow treatments
which we used..

Provided recommendations for
inexpensive, but coordinating,
bedside tables and lighting.
These would serve them in this
sale and in their future home.

The screened porch is clearly a
great space.  But it was over
crowded and unused.  We moved
the futon to the basement and
rearranged remaining pieces.

Our recommendations included
adding color through a few
inexpensive accessories and a
rug they already own.

Remember, they are on a tight
budget, so we suggest simple
and inexpensive ideas - along
with reasoning - and leave it
to them to make the call.
This young couple with two small children needed their home to sell quickly and at the best possible price.    They called looking for help, especially with
furnishings arrangement, on a very tight budget.  We understood and accommodated.  We redesigned key areas and provided a list of further
recommendations and resources.  They were pleased.
